Garage Plans

Our garages are designed to complement the style of our homes.  Garages range from small single car garages to multi-car buildings with living space above.  Some of our garages can also be considered to be accessory dwelling units (ADU's).  In many jurisdictions you may be able to extend the depth of some of our plans without any extra explicit changes to the drawings.

The Maple Garage G201 - 1 car oversize garage with bonus

THE Maple garage was inspired during a train ride.  Rail buildings, especially those from the golden age of the iron horse are so beautiful in their functionality.  This particular building was next to a track near the main depot.  We can only imagine what it might be.  Switching house?  Conductor's lounge?  Speakeasy?  Whatever it is the form and style were beautiful.  We have taken the concept and created something even more versatile.  Perhaps you simply need a garage and 384sf apartment on your property.  Or maybe you need to cleverly disguise your auto shop within a neighborhood.  Downstairs can service one car at a time while your secretary checks out rail schedules and Prada purses upstairs.

If you like a little more industrial look, consider using the alternate elevation.  We used the original inspiration's decor, brick siding and metal roof.  A metal staircase would complete the outfit.

The Pine B Garage G102B - 2 car garage with bonus living

THE Pine series are our mid-level garages, for when you need a double car detached garage or a classy looking shop or storage space. The Pine will fit in comfortably with a footprint of 20 feet wide and 20 feet deep. The 'A' is 24x24 feet and comes with double 8 foot wide garage doors plus a 336sf bonus room upstairs.

For maximum use of minimum space consider the Pine B. If the Pine brothers were Italians, 'B' would be named Guido. Guido has been stretched out to 32' deep. Two cars will easily fit inside, plus a shop or small host of 'projects'. Upstairs is a 500sf apartment or meetin' room. A bathroom is outfitted as well as spaces for a kitchen and bed.

All garages are framed with 2x4 walls for maximum floor space. If you preferred to stick frame the roof of the Pine you could gain extra storage in the rafters. You might also inquire of your truss company about using attic style trusses. You might have limited headroom, but you could get your Christmas decor out of sight and throw it up above. The roofs are 12:12 pitch, but of course you can change that to suit your needs.

This plan is sold with a slab style foundation included. If you need to modify to a suspended garage, please contact an engineer local to your area.

The Ash B Garage G101B - 2 car tandem garage

SOMEWHAT of a hybrid or a freak of nature, this bizarre garage happened by accident. We were curious how much space we could get above a garage for a small loft or office. Before we knew it, the thing was 2 cars long with big fangs and a bad hairdo. We figured someone out there would have a need for it, so we put it up.  Being a 2-car we could have called it a Pine, but being only one car wide we decided on the ashen lot.

There is ample room for 2 cars as well as a workbench against the side or back walls.  The side windows have no structural significance; you could move or remove them for your viewing pleasure.  Any standard side-hinge door could be put onto the back wall with a 2x12 header.  If you'd like to build a carwash, talk to your engineer about adding another overhead door on the back.

Upstairs is a small but very usable 264sf.  With a little extra plumbing, a small bath and kitchen would turn it into a studio apartment.  Or you could use the space as an office, artist studio, or light storage.  For a while we toyed around with installing a lift in order to store a car in this space.

This garage is framed with 2x4 walls for maximum floor space.  Bonus style trusses are called out for ease of framing, and there's a little bit of sticking through the center of the plan in order to create the dormer.  If you preferred to stick frame the entire roof you might gain extra storage in the rafters. The roof is 8:12 pitch, but of course you can change that to suit your needs.

The Ash can squeeze in just about anywhere with a footprint of 12 feet wide and 20 feet deep. An 8 foot garage door is specified. If space is at a premium and you need your car and storage in one handy building, consider the Ash A. This brother to the Ash has been to the gym a few more times and eats his Wheaties. The 'A' is 16 feet wide and comes with a 12 foot wide garage door. Plenty of room to get your car, motorcycle, ATV, gaudy Christmas decor, and maybe even a couple of tools.

The Vine Garage G100 - 1 car garage

THE Vine is our smallest garage. So small in fact, that in some places no permit is required to build it. (Please do indeed check if you need a permit for it in your jurisdiction before you build. We don't want to unwittingly lie to you). If you have good observation skills, you may notice that our nomenclature should declare this as a zero car garage. You are a smart one. But you know how rules go: 'i' before 'e' except after 'c', EXCEPT in words like neighbor and weigh. Or, 30 days has September, April June and November. All the rest have 31 EXCEPT February which has 28 EXCEPT in a leap year which is every four years EXCEPT if... Yes, the exceptions keep going.

Since you may not need a permit to build The Vine, you also do not need to build a portal frame. You should thank us for that. This is a perfect garage for a lot that has alleyway access or a narrow little driveway. You could throw this up in a weekend and still have time to change your oil in the comfort of it.  You could actually park the car in the garage if you stick framed the roof or used attic trusses for storage.

Since some building jurisdictions require a full 18'-0" clear in depth for legal vehicle parking, you may want to consider the Vine A option. While the exterior dimensions may not be perfectly tuned to building material economy, it definitely complies with the 10'x18' parking area.  Even though a building permit may not be required, the zoning permit could be the hangup that requires the 'A'.

In the event that height is an issue, you are welcome to change the roof pitch as needed.  You don't need us to figure that out for you!
