The Ramapo 128 - 96sf outbuilding

THE Ramapo is the flagship of our free plan series. This is a 3 plywood large building made as square as possible without any extra fanciful saw work. This originally started out as a sketch for a bunkhouse on a rural property. The square walls, simple roofline, and single windowed facade make for a quick frame-up. If you learned on Tuesday that the in-laws were coming you could erect this little mansion in time for their Friday arrival.

The original intention was to place a 38" twin size bunkbed to the left and a 54" full size bed on the right. By shifting the door about 2' left you could have room for a queen mattress and floor space to tango. The other option is to squeeze in a small powder room to the right of the door, possibly with a lofted bed above. The possibilities here are endless and only limited by the mount of warning you have to build.

Most jurisdictions should not require a building permit for such a small structure. However you may want to inquire as to whether a zoning permit is necessary. As always, obey setbacks and don't irritate your neighbors.

All plans include four elevations, floor plans, foundation plans, at least two building sections, framing plans for the second floor and/or roof, and notes and construction details. This is everything you will need to build, but may not be everything you need to get a permit. Check with your local jurisdiction. Electrical layouts, cabinet elevations and engineering are not included.

The Watson 88 - 64sf outbuilding

THE Watson is the third of our free plan series. If one is given two planks of plywood, how would you create a floor to most effectively enclose the space? Shortest perimeter of course. Why, it's elementary my dear Watson. Of course we all inherently knew this already. The Watson is big enough for a garden office or you could squeeze in a full size guest bed (queen not recommended).

As with our other plans, 80" studs result in a 7' plate height. The roof is pitched at 6' long in order to use materials effectively. The windows are a true 24" wide but if you can find 22" wide frames you would be able to slide the windows in between 24" on center studs. Of course wall framing and roof framing plans are included. We hope that every inch of wood you'll need is already called for on the plans.

The Kendall 84 - 32sf outbuilding

THE Kendall is the second of our free plan series. A simple 4x8 building is flanked by a 4x8 porch to give it a little more oomph. The building is enclosed in windows to give a sense of connectedness to the outdoors. Two desks are suggested in the drawing but this might make a nice space for an outdoor bathroom as well. Windows in a bathroom? Outlandish! Well perhaps not for a city lot but out in the woods with the bears, not so bad.

The low wall on the window side is 7' tall while the tall wall in the middle is over 9' high. This helps give a better scale of humanness and less a scale of farm structure. The roof is pitched at 6' long in order to use materials effectively. As with our other free plans, wall framing and roof framing plans are included. We hope that every inch of wood you'll need is already called for on the plans.

The Bell 66 - 32sf outbuilding

THE Bell is the first of our free plan series. The little outbuilding was built out of an experiment on how to design a stand alone office with a single piece of plywood as the floor. With one single cut something more than a 4x8 building is realized. One can now sit in their chair and access two 42" desks a mere 90 degrees from each other. Shelving is suggested but at the discretion of the occupant.

While walls are only 7' tall (in order to avoid the look of a neighborhood rocket ship) the height of the inside vault is 8'-9".

Cottage businesses and hobbies should not be your only restriction. Consider using this space as a meditation or reading space. Instead of two desks, consider one full height shelf in one wing with an armchair occupying the other wing. Or get creative and make the second wing 16" deep instead of 24". While some minor details will change, the overall feel of the plan will not. Feel claustrophobic? Add more windows!

THE Maple garage was inspired during a train ride. Rail buildings, especially those from the golden age of the iron horse are so beautiful in their functionality. This particular building was next to a track near the main depot. We can only imagine what it might be. Switching house? Conductor's lounge? Speakeasy? Whatever it is the form and style were beautiful. We have taken the concept and created something even more versatile. Perhaps you simply need a garage and 384sf apartment on your property. Or maybe you need to cleverly disguise your auto shop within a neighborhood. Downstairs can service one car at a time while your secretary checks out rail schedules and Prada purses upstairs.

If you like a little more industrial look, consider using the alternate elevation. We used the original inspiration's decor, brick siding and metal roof. A metal staircase would complete the outfit.

SOMEWHAT of a hybrid or a freak of nature, this bizarre garage happened by accident. We were curious how much space we could get above a garage for a small loft or office. Before we knew it, the thing was 2 cars long with big fangs and a bad hairdo. We figured someone out there would have a need for it, so we put it up. Being a 2-car we could have called it a Pine, but being only one car wide we decided on the ashen lot.

There is ample room for 2 cars as well as a workbench against the side or back walls. The side windows have no structural significance; you could move or remove them for your viewing pleasure. Any standard side-hinge door could be put onto the back wall with a 2x12 header. If you'd like to build a carwash, talk to your engineer about adding another overhead door on the back.

Upstairs is a small but very usable 264sf. With a little extra plumbing, a small bath and kitchen would turn it into a studio apartment. Or you could use the space as an office, artist studio, or light storage. For a while we toyed around with installing a lift in order to store a car in this space.

This garage is framed with 2x4 walls for maximum floor space. Bonus style trusses are called out for ease of framing, and there's a little bit of sticking through the center of the plan in order to create the dormer. If you preferred to stick frame the entire roof you might gain extra storage in the rafters. The roof is 8:12 pitch, but of course you can change that to suit your needs.

THE Ash series are our entry level garages, for when you need a single car detached garage or a classy looking shop or storage space. The Ash can squeeze in just about anywhere with a footprint of 12 feet wide and 20 feet deep. An 8 foot garage door is specified. If space is at a premium and you need your car and storage in one handy building, consider the Ash A. This brother to the Ash has been to the gym a few more times and eats his Wheaties. The 'A' is 16 feet wide and comes with a 12 foot wide garage door. Plenty of room to get your car, motorcycle, ATV, gaudy Christmas decor, and maybe even a couple of tools.

Both garages are framed with 2x4 walls for maximum floor space. If you preferred to stick frame the roof you could gain extra storage in the rafters. You might also inquire of your truss company about using attic style trusses, especially for the Ash A. You might have limited headroom, but you could get your Christmas decor out of sight and throw it up above. The roofs are 12:12 pitch, but of course you can change that to suit your needs.
